5k flats cleared for registry but developers ‘sitting on it’ | Noida News – Times of India



NOIDA: There are 1,097 flats that have all the necessary clearances from the Noida Authority and yet have not been registered because developers have not initiated the process.
According to the Noida Authority’s group housing department, which has put the information in the public domain, there are 21 developers on the list and most of these flats are located in Sectors 75, 121, 137, 168 and 107.
A maximum number of 315 flats that have not been registered, despite all clearances, have been developed by the AIMS Max Garden Galaria in Sector 75. While Max Bliss Constructions is yet to register 123 flats, Apex Dream Home 101 flats and AIMS RG Angel Promoters 111 flats, all in Sector 75, the list issued by Noida showed.
“The list has been shared in the public domain so that the homebuyers can get their flats registered at the earliest. A sublease deed is crucial to have the property title transferred from the builder to a buyer. In case the builders fail to get the registries done, action will be initiated under the UP Rera Act,” Prasun Dwivedi, Noida OSD (group housing), said.
Thousands of registries are stuck in the twin cities because of a deadlock between the developers and the authorities over land dues.
In Greater Noida, there are over 4,000 flats in 20 group housing projects that are yet to be registered in the names of buyers despite clearances.
Greater Noida authority had organised special camps for flat registration recently, but only a few builders showed interest in the process. Like Noida, GNIDA has also uploaded the details of the 20 projects where registries are pending on its official website.
Officials said the public notification will enable buyers to access project details and also exert pressure on developers to initiate the registry process. According to GNIDA’s list, two developers account for non-registration of over 500 flats each, while four others have to register 300 to 500 flats each. In five projects, 100 to 300 registries are pending and nine others have 25 to 100 registries pending. Most of these projects are situated in Greater Noida West.
Several other factors, officials said, may also contribute to the delay in flat registrations, such as homebuyers not coming forward, disputes with builders over payments, and unsold inventory in projects.
